What Is A Home Inspection?

A home inspection is an objective visual non-destructive examination of the systems and structure of a home, from the roof to the foundation. Having a home inspected is similar to getting a physical checkup. If a problem or symptom is discovered, the inspector may recommend further evaluation. The inspection will take approximately two to three hours to complete, depending on the size and age of the home. A home inspection is not a warranty or insurance but a method to assist you in understanding the condition of your new home.

Do I Need A Home Inspection?

Buying a home is one of the largest financial decisions you will ever face. When making this difficult, often confusing decision, you should know as much about the condition of the property as possible. Is the building in need of repairs? Are they minor, or major? Am I going to experience any unpleasant surprises? These are just a few of the questions that typically go through a home buyer's mind when purchasing a new home. Could My New Home Fail The Inspection?

No. A professional home inspection reports the current condition of your prospective home. It is not an appraisal, which determines the market value, or a municipal inspection, which verifies local code compliance. The inspector does not "pass' or "fail" a home. But reports to you the physical condition of the property, indicating what may need repair or replacement before you buy.

What If The Report Reveals A Problem?

No house is perfect. If a problem is detected it doesn't necessarily mean you shouldn't buy the home. You know in advance, what to expect. If you are on a tight budget, this information will prove invaluable.

Do I Have To Be There For The Home Inspection?

It is not required that you are present for the inspection, but I do recommend it. This will give you the opportunity to meet your new house, observe its systems and how they work. you will be able to ask the inspector questions and it will be an experience that we think you will enjoy. I also welcome the seller and agents to attend.

Will I Be Able To Understand The Report?

Yes, definitely. I will go over my findings at the time of the inspection and a computer generated report complete with digital pictures will be provided within one business day. The report may be hand delivered, mailed or e-mailed.

When Do I Call For An Inspection?

A home inspection is typically scheduled right after the contract or purchase agreement has been signed. Either you, or your agent, can schedule an inspection appointment. The cost is very competitive and is based upon the size and age of the home. Payment is required at the time of the inspection.
